Brampton’s process has one feature worth understanding before you start: the building permit and the unit registration are consolidated into a single stream. You’re not doing two separate approvals — you’re doing one, and the fees reflect that.
What’s permitted
On a lot with a detached, semi-detached or townhouse home, Brampton allows two additional residential units — three in total. They’re not permitted on lands in a Floodplain or Open Space zone, or within the Downtown Floodplain Regulations area, so the lot’s zone is the first thing to confirm. Adding units this way is a permit, not a rezoning — but a design that exceeds the zoning envelope still needs a minor variance from the Committee of Adjustment.
What’s due at application — interior unit
For an interior second unit, at the time you submit the application Brampton requires:

← BackThe permit isn’t issued until the outstanding fees are paid, and since July 2025 an Inspection Recall Fee applies where an additional-unit inspection fails on two separate occasions — a cost worth avoiding with proper drawings and a competent builder.
What’s due — detached garden suite
A detached garden suite costs more, not less, and the structure is different:
- $200 registration + $2,004.10 permit fee
- $517 planning-stage fee, plus a $5,000 security deposit (refundable)
- A separate $530 custom-home review fee also appears on a City page; the $517 and $530 aren’t reconciled across the City’s own documents, so garden-suite fees shouldn’t be quoted as a single settled total
Per-square-metre construction rates aren’t published by the City, so anyone quoting one for a Brampton garden suite is inferring it.
Parking
Brampton requires no additional parking for a single added unit — the common case of one basement or garden suite. A second added unit triggers one more space, located entirely within the lot. That makes a single suite unusually straightforward here on the parking front.
