Lakefront homes are out. In the Residential Lakeshore district, a secondary suite isn’t a listed use — so the homes around Chestermere Lake can’t add one.
Narrow, lane-less lots are out. A suite isn’t permitted on a parcel with under 11 m of frontage and no lane access, or anywhere in the Golf Course Residential designation.

What is possible

Where a suite is allowed, it’s an internal secondary suite, taking the property to two units total — and it’s always a discretionary use, meaning it needs a development permit and an officer’s approval rather than being automatic. The bylaw sets no maximum floor area on a secondary suite, which is one point in its favour.

The catch is parking, and it’s the harshest rule in the whole region: one stall per suite bedroom, on top of the two the house already needs, with on-street parking excluded. A two-bedroom suite therefore needs four on-site stalls — a requirement that rules out a lot of otherwise-suitable lots on its own.

Chestermere’s development permit for a suite is around $400 (read from the discretionary-residential fee line, so worth confirming with the City), and the building permit is $40.69 per m² with a $100 minimum. There’s no municipal grant for a suite — the City’s grant programs are for neighbourhood projects and commercial construction, not homeowner suites.
