Edmonton's zoning renewal is the boldest in the country. Where other cities debated triplexes, Edmonton legalized the eight-unit building on ordinary residential lots — as-of-right.

The eight-unit zone

  • The Small Scale Residential zone permits up to eight dwelling units as-of-right on standard mid-block lots.
  • Secondary suites and backyard suites are permitted on top of the small-scale framework.
  • No rezoning, no public hearing on the use — the conversation is about design, servicing and execution.

What that means in practice

A single Edmonton lot can carry what would take a rezoning battle almost anywhere else: a small multiplex, a house with multiple suites, or infill that genuinely changes your income picture. The constraint isn't permission — it's what the lot, the servicing and the budget support, which is where feasibility work earns its keep.

The money side

Alberta has no provincial sales tax and generally lighter per-unit government charges than Ontario or BC. Federal purpose-built-rental GST relief applies here too. Combined with the zoning, Edmonton has arguably the best build-math starting point of our four metros.
